Heritage - Conscious Urban Living in a Transit-Connected Location
This thoughtfully designed mixed-use redevelopment transforms an underutilized urban site into a vibrant, transit-oriented community. Rising 40 storeys with a refined four-storey podium, the building integrates ground-floor commercial space and townhouse units to create an animated, pedestrian-friendly streetscape.
The project will deliver 505 new residential units and over 618 square metres of retail space, all within walking distance of an existing transit station. Three levels of underground parking preserve a clean, walkable public realm with no above-ground parking.
Located near established heritage properties, the development is guided by a heritage-led approach. Design and planning were informed by a Heritage Impact Assessment by TBG to ensure compatibility with the surrounding historic context, reinforcing neighbourhood character while introducing contemporary architecture. This project offers modern urban living that respects the past, supports transit, and contributes to the long-term vitality of the community.

Honouring Heritage Through Commemoration and Design
The project celebrates the legacy of the John Fleming Homestead through a thoughtfully designed commemorative feature that integrates original brick bonding patterns from the former house. A reconstructed masonry base provides a meaningful foundation for a commemorative panel, interpreting the history of the site and its evolution over time. The panel includes historical context and a location map to foster public awareness and understanding of the homestead’s significance. Through careful material selection and heritage-informed design, the project ensures that the story of the John Fleming Homestead remains visible and accessible—demonstrating how commemoration can play a vital role in preserving cultural heritage within contemporary landscapes.
